This distinctive model pairs an investment in a company that operates a business, an "opco", with a larger investment in a company that owns the affiliated real property, a "propco".
On a standalone basis, the opco offers higher-risk, higher-reward exposure to business performance, while the propco provides stable, lower-risk income through real-estate ownership.
